Acquisition & Due Diligence
Pre-acquisition evaluation of development opportunities, including risk assessment, site review, program review, estimating and project viability analysis. Support the physical evaluation of assets to identify risks, costs, and constraints before investment decisions are made.
Project Assessment
An independent evaluation of a proposed plan that is not meeting the investment goals or proforma. This would include a comprehensive review of the program requirements, comp set analysis, specifications, budget and schedule. The assessment would delivery a revised development plan to realign the investment goals.
Owners Representation
Dedicated owner advocacy establishing or coordinating consultants and stakeholders while safeguarding design, documentation, scope, schedule, budget, lender requirements and project intent. Earlier this role is engaged to create the most value and can be tailored to the specific need’s ownership and the project needs.
Historic Preservation & Rehabilitation
Assessment of eligibility for Federal Tax Credit Program, programming and scope alignment strategies to maximize Historic Tax Credit opportunities while maintaining the program and project feasibility. Support the finance team on requirements and deliverables to investors and lenders.
Insurance Claims Support
Advisory services related to property damage or construction-related insurance claims, including scope assessment, claim costs, documentation support, and coordination with ownership and consultants.
Management
Project Management
Comprehensive services providing leadership and experience to execute from early visioning, pre-construction and execution of construction to transition to operations. Our management services involve direct oversight for coordination, execution, and delivery. We work closely with ownership, designers, consultants, and contractors to ensure schedule discipline, cost control, and design integrity to meet the development and investment plan
Construction Management
As part of the project management services we can provide full time on-site construction oversight, including contractor coordination, schedule tracking, cost control, and quality assurance.
Design & FF+E Management
Coordination and management of the design, brand standards, constructability, responsibility matrix for the procurement and coordination of the FFE/OSE. This role is critical to ensuring specifications, vendor selection, budget controls, timely delivery, installation, and transition to management.
